We will lease and maintain your property with a contract agreement as a management company and charge only a small percentage of the total income. The disbursment of the rents will be after deducting all expenses to the owner.
We understand the priorities and are thoroughly skilled in the practice of working co-operatively with owners and their boards.

We recognize that successful property management is more than simply collecting rent. Rather, it is a specialization which combines many services. Below is a list of services we provide.
Leasing & Marketing Expertise
An aggressive marketing plan is implemented to attract the most highly qualified residents.
- Advertising is placed in local publications.
- Properties are listed on the Internet. We get tremendous response from Realtors and prospective tenants searching the Internet for rentals.
- A "For Lease" sign and lockbox?can be?placed on the property during the last 30 days of the lease for a quick lease turnaround.
- Agents on call 24 hours to answer any leasing inquiries.
Depth Tenant Screening
- Personal interviews
- Check Credit Bureau, Employment, Landlords (current & previous)
- Thorough Criminal Background Check
- Unlawful detainer (eviction) history check
- After all information is assembled, the Property Manager reviews applicant's background with the property owner. It is the owners ultimate decision whether to accept or reject the applicant.

Lease Renewals
- We do not charge for lease renewals.
- Current rental rates are evaluated prior to the lease expiration date.
Tenant Relations
- We respond quickly to resident requests.
- We send out letters thanking residents after leases are signed.
- The entire staff works very hard to keep the residents you have, which means less turnover.
Maintenance Requests
- 24 hour emergency call system
- Fully enforce the policies and procedures set forth in the lease. When there is a maintenance request, we attempt to perform the work during normal business hours. The only exception is in case of fire or flooding.
- We can "talk" a resident through many requests by telephone by giving them instructions, (example: Push the reset button on a garbage disposal or water heater. Also, check the breakers, maybe they have tripped.) This can save an owner an unnecessary trip charge or overtime repairs.
- You will be notified of any repair over the amount set by you, the owner.

Vendors
- We have negotiated excellent pricing with the vendors, which are passed on to you, the property owner. This applies to any maintenance and total refurbishment as well.
Our vendors are our eyes and ears in the field, they notify us if any residents goes above and beyond in the care of a property, and they alert us of any resident neglect.

Inspections
- Upon move-in and move-out of residents, photographs can be taken of your property and mailed to you.
- Conduct periodic inspections of the property to make any recommendations to help maintain the properties physical or economic viability.
- Conduct periodic inspections of the property to ensure resident compliance with lease provisions.

Accounting
- Specialized property management software utilized to provide detailed computerized statements.
- Monthly statements that give details and total of income and expenses.
- Year end summary and IRS Form 1099 reporting.
- In addition, we can pay your real estate taxes, monthly mortgage, and insurance at no extra charge.
- We provide copies of all invoices from vendors.

Rental Collections
- Rents are all due on the 1st, late by the 5th.
- Late notices are generated by the 6th of the month.
- Telephone calls are made to residents at home and/or work.
- If necessary, vacate notices are sent out and evictions filed in the appropriate courts.
- You?can be notified if a resident has not paid in a timely basis.
- Our goal is to get the?resident to pay. We will work with them all the while the eviction process is in action. We want to prevent the eviction if at all possible. This will reduce money lost during turnover.
